Recent JLL deals from around the country

An overview of the firm’s recent leasing deals around Australia

​​​​​570 Bourke Street, Melbourne

Global property services firm, JLL, on behalf of Charter Hall has secured Sensu as a new luxury day spa tenant for the newly developed 50,000m2 570 Bourke Street tower, leasing approximately 280sqm across ground and first floor premises for an initial term of ten years at a passing gross rent in excess of $600 per square metre.

Sensu will be the first day spa in the CBD with sensory deprivation pods that enable guests to completely escape the world for a little while and truly relax. Sensu is Jason Hill’s second day spa concept in the CBD, his first being Sakura Lounge in Waburton Lane. 

Charter Hall’s 570 Bourke Street redevelopment has led the way in providing the building's tenants with health and wellbeing amenity that support not only the obvious areas such as food and fitness, but also in mental wellbeing.

JLL’s Victorian Director of Retail Leasing, Mitchell Humphreys, was responsible for the leasing at 570 Bourke Street. He said, “When we worked with the tenant, we realised the synergies between Sensu’s concept and the unique two level space at 570 Bourke Street. Charter Hall and JLL worked intensively with Jason to ensure that the design functioned seamlessly over the two levels. 

"We see that the addition of a quality day spa in this quadrant of the city will be extremely well received and will add amenity to the entire precinct and more specifically Charter Hall’s newly redeveloped quality asset. Retail Leasing agents need to look at other forms of amenity in office towers other than food that will give the occupants of the tower pride in the building and easy access to escape their busy lives.”

80 Cope Street, Waterloo, Sydney  

Bravofoods has leased a 1,013 sqm freestanding industrial unit at 80 Cope Street Waterloo, Sydney from Suncorp Property Group for $99.30 per sqm gross + GST. The lease term is 20 months.

This freestanding industrial unit is currently fitted out with 10 coolrooms, two freezers and a processing area. The property is fully equipped with a loading dock and storage area. It is located between Botany Road and the Eastern Distributor and is a short walk to Redfern Train Station.

The lease was negotiated by JLL's Executive, Industrial - NSW, Charlie McKenzie.

572-576 Swan Street, Richmond, Victoria 

Country Road Group has secured two new leases, comprising 23,156sqm in Buildings 1 and 2, 572-576 Swan Street, Richmond.  The leases were negotiated by JLL's Director of Office Leasing, Josh Tebb and Colliers International Director Rob Joyes and have a weighted average lease term of 14.5 years until 30 June 2032.

The properties are currently leased to GE Capital Finance Australasia​ until March (Building 1) and February (Building 2) 2018.

The new leases will commence in July 2017 and April 2018 respectively, with the current tenant agreeing to surrender its lease prior to the Country Road Group commencement date.

David Jones will relocate its existing head office from Sydney to occupy the Growthpoint property and both David Jones and Country Road Group will form their national head offices in the new Melbourne location. 

These buildings form part of the Botanicca Corporate Park, Richmon​​d conveniently located within the fashion precinct only six kilometres east of Melbourne’s CBD.  With views over inner city parklands and the Burnley Golf Club, the modern, architecturally designed commercial building supports a 4 Star Green Star - Office Design v2 Rating and 5 star NABERS rating.  

Country Road Group and David Jones are wholly owned by Woolworths Holdings Limited (WHL), headquartered in South Africa and listed Top 40 on the Johannesburg Stock Exchange.

JLL's Mr Tebb said, “This property presented a quality viable option within the Melbourne Metro area for the various business platforms to strategically consolidate their five existing tenancies into one area.”

608 Grand Junction Road, Regency Park, South Australia 

Our United Food Co Australia Pty Ltd has leased a 2,900 sqm office and warehouse at 608 Grand Junction Road, Regency Park, South Australia from 608 Grand Junction Road Pty Ltd for $250,000 per annum Gross + GST. The lease term is 5 + 5 years. 

This property is situated in Adelaide’s well-located suburb of Regency Park, joining other businesses in the area such as Aldi’s Distribution Centre. It is a modern property that features corporate quality office areas, high clearance warehouse, loading canopy and large lay-down hardstand areas.

The lease was negotiated by JLL's Director, Industrial - SA, David Ludlow.

Mr Ludlow said the landlord worked closely and successfully with the tenant to understand their business needs and adapt the property to be fully suitable. 

Level 1, 15 Help Street, Chatswood, Sydney 

NRS Media has leased a 520 sqm commercial office at Level 1, 15 Help Street, Chatswood from Comserv (no. 1194) Pty Ltd for $500 per sqm gross. The lease term is 3 years.

The property is in the corporate precinct of Chatswood on Sydney’s North Shore and provides immediate proximity to Chatswood train station. The tenant has leased a full floor providing them with autonomy.

33 Lincoln Square South, Carlton, Melbourne 

JLL, on behalf of Meat Industry Employees Superannuation Fund Pty Ltd, has secured global not-for-profit organisation, Save the Children as the new tenant in 33 Lincoln Square South, Carlton. 

In one of the largest leasing transactions in the city’s fringe, Save the Children will occupy over 3,000sqm of office space on an 8 year term for over $320 per sqm net in the northern fringe of Carlton. 

JLL’s Joshua Tebb and Matt Brown-Greaves brokered the deal on behalf of the landlord.

Relocating from Collingwood, Save the Children was motivated by its ability to be the sole tenant in a prime fringe location within walking distance of the CBD. Its aim is to build a creative and dynamic work environment in one large location.

Mr Tebb said, “Inner fringe stand-alone buildings are in high demand and any major vacancies are hotly contested.  Supply of new stock to the fringe office market has been subdued since 2010 and remains severely constrained, following the completion of only 500 sqm in 1Q16 and no stock additions in 2Q16”.

Mr Brown-Greaves added, “This transaction has seen vacancy in the inner northern market for properties over 1,000sqm falling close to 0%."

​Level 19, 55 Collins Street, Melbourne 

International award winning architects Denton Corker Marshall is the latest tenant to commit to the A-Grade eastern address leasing the last remaining floor of 55 Collins Street, Melbourne. Securing 991 sqm on Level 19, Denton Corker Marshall will occupy the newly fitted space on an 8 year term.

JLL’s Director of Office Leasing Ashley Buller negotiated the lease on behalf of ANZ.
Located within the “Paris End” of Collins Street, the recently refurbished 50-level prime grade building offers 360 degree views, four angles of natural light and state-of-the-art end of trip facilities.

“The tenant is familiar with the east end of the Melbourne CBD having designed the nearby 101 Collins Street building.  The unencumbered views and column-free design were also attractive features for the design-conscious occupants”, Mr Buller added. 

Level 7, 140 Arthur Street, North Sydney 

Ignite Energy Pty Ltd has leased a 194 sqm commercial office at Level 7, 140 Arthur Street, North Sydney from Fully Crown Pty Ltd for $120,000 + GST Gross per annum. The lease term is 5 years.

The property features panoramic views of Sydney harbour, a full exiting fit out and lots of natural light. The lease was negotiated by JLL's Senior Executive, Office Leasing - NSW, Jaime Kernaghan. 

Mr Kernaghan said that 140 Arthur Street ticked all the boxes for the tenant in terms of light, the property itself and the existing fit out.  

485 La Trobe Street, Melbourne

Growing Melbourne accountancy firm MV Anderson & Co has secured 916sqm of A-Grade office space in 485 La Trobe Street, Melbourne on a 10 year lease term.

JLL’s Zak Seccull and Nick Drake negotiated the deal on behalf of the Lendlease-managed Australian Prime Property Fund Commercial.

Located within the Flagstaff office precinct opposite the Flagstaff Gardens, 485 La Trobe Street comprises two towers of A–Grade commercial office space connected by a six storey glass atrium.  An extensive refurbishment project of the ground floor lobby will commence in 2016 and will feature an on-grade state-of-the-art end-of-trip facility as well as new retail offerings, substantial internal green wall, business lounge area and a digital wall.  

Zak Seccull, Senior Executive of Office Leasing at JLL said, “MV Anderson & Co have relocated from a smaller office at 313 La Trobe Street and were seeking a long term lease arrangement within their existing precinct.  The unobstructed views, strong environmental credentials of the building, staff amenity and access to public transport were also motivating factors." 

According to Mr Drake, Director of Office Leasing at JLL, “This transaction further highlights that landlords who are proactive with their buildings (and forthcoming vacancy) will attract good quality long-term tenants such as this to their buildings."

“485 La Trobe Street, Melbourne has experienced strong leasing success in 2016 having already secured ASX-Listed marketing services company Salmat to over 10,600sqm,” Mr Drake added.

Three fully refurbished tenancies remain in 485 La Trobe Street, including 397sqm on level 5 north, 1,187sqm level 18 south and 447sqm level 19 south.  The spaces afford direct lift exposure, excellent natural light and quality views of the Melbourne CBD. The appointed leasing agents are Zak Seccull and Nick Drake of JLL and Phillip Cullity and Mark Rasmussen of Savills.

Level 1, Unit 8, 44-48 O’Dea Avenue, Waterloo, Sydney 

Lidco Architectural Systems Pty Ltd has leased a 240.8 sqm office at Level 1, Unit 8, 44-48 O’Dea Avenue, Waterloo from CrownW48 Pty Limited for $207.64 per sqm gross + GST. The lease term is 2 years.

Waterloo Business Centre is situated on the northern side of O'Dea Avenue approximately 200m from South Dowling Street in South Sydney.

The site provides access to Sydney CBD, Kingsford Smith Airport and Port Botany with direct access to the Eastern Distributor, South Dowling Street and the M5 Motorway. The property is within 5-10 minutes’ walk from Green Square Station and 30 metres from a bus stop.

The lease was negotiated by JLL's Manager, Industrial - NSW, Edward Washer.

Level 3, 114 Flinders Street, Melbourne

Global Digital Solutions agency, Heath Wallace, has secured 279.6sqm on Level 3, 114 Flinders Street, Melbourne on a 4 year lease for $380 net. Relocating from a modern Richmond warehouse space, the move was motivated by its desire to be centrally located within the Melbourne CBD.

JLL’s Leasing Executive Alexandra Harper brokered the deal on behalf of the landlord.

Miss Harper said, "The prominent 114 Finders Street Melbourne address attracted significant interest from a broad range of tenants seeking a spacious modern workplace in the heart of the Melbourne CBD."

Part Level 13, 459 Little Collins Street, Melbourne

Deloitte has secured 350sqm on a short-term lease arrangement to occupy part of Level 13, 459 Little Collins Street for a rental figure in the vicinity of $520 gross per sqm.

The fully fitted office space proved ideal for Deloitte’s upcoming project, which has seen them relocate from serviced suites to complete the project.

JLL Victoria Leasing Executives, Alexandra Harper and Zak Seccull, negotiated on behalf of the sitting tenant, Programmed.

Shop 3, 1-3 Dunning Avenue, Rosebery, Sydney 

Martin Sales Pty Ltd has leased a 191 sqm retail space at Shop 3, 1-3 Dunning Avenue, Rosebery, Sydney from Epsom Property Group Pty Ltd for $785 per sqm gross + GST. The lease term is 5 years.

The property is a new retail space located under a newly completed apartment building and offers exposure to Epsom Road.

The lease was negotiated by JLL's Senior Executive, Industrial - NSW, Jessica Male and Executive, Industrial - NSW, Charlie McKenzie.
