High yielding large format retail centre in Brisbane comes to market

Rothwell Central in Brisbane’s north will be offered to the market

​Rothwell Central in Brisbane's north will be offered to the market via a formal Expressions of Interest campaign, closing 3 August 2017 with JLL Directors of Retail Investments Jacob Swan and Sam Hatcher, and Colliers Director Stewart Gilchrist appointed to market the property, on behalf of local private investor. 

Rothwell Central is a single level large format retail development with a total gross lettable area of 11,048sqm.  The centre commenced trade in 2005 and features 29 retail tenancies including anchor tenants Rays Outdoors, Officeworks,  Amart Sports and Northside Discount Fruit Market spread over five freestanding buildings.  The centre occupies a high profile site in a strong retail precinct, benefiting from dual shared access with the adjoining Woolworths anchored neighbourhood centre. 

Rothwell Central is located within the established residential suburb of Rothwell, within the Local Government Area administered by Moreton Bay Regional Council, approximately 7.8 kilometres west of Redcliffe and 34 kilometres north from the Brisbane GPO.   

The Moreton Bay region has overtaken Logan City, where significant growth is forecast to continue.  

JLL's Jacob Swan said, "Investors are increasingly turning to value-add and opportunistic retail assets to achieve their return hurdles. Yields for traditional retail assets have reached record low levels for freestanding supermarkets, neighbourhood centres and sub-regional centres, given the significant focus on core assets by the majority of investors."  

"Demand for assets remains robust, but the supply of investment product has diminished this year. Investment opportunities are increasingly scarce as assets are becoming more tightly held by existing owners."  

JLL's Sam Hatcher said, "Rothwell Central presents a diverse tenant mix, providing exposure to a wide range of retail uses such as groceries, food, recreation, hardware, homeware and medical services.
