World Class Marina at the Gateway to the Whitsundays announced for sale: Jones Lang LaSalle


BRISBANE, 15 OCTOBER, 2012 – Abel Point Marina in The Whitsundays, a world class marina of 507 wet berths with associated commercial and retail facilities, has been announced for sale this week via Expressions of Interest through Jones Lang LaSalle’s Jacob Swan and Ben Koop, under instructions from McGrath Nicol as receivers and managers.
Jones Lang LaSalle’s Jacob Swan said not only was the offer to sale significant and would attract buyer interest from right across the country and beyond, but the marina represents major future development opportunities for a master planned marina and tourist operation.
“Abel Point Marina is one of Australia’s premier marina assets, positioned strategically in Airlie Beach, the boating gateway to the magnificent Whitsunday Islands, and one of the primary access points to the World Heritage Listed Great Barrier Reef,” he said.
Abel Point Marina is afforded with direct deep water access to the Whitsunday’s 74 islands and is located only 30 minutes from Proserpine Airport making accessibility convenient to both international and interstate travellers.
As one of Queensland’s largest leisure and commercially based marinas, the property has substantial operations in place with 507 wet berths and some 2,426sqm of associated commercial and retail facilities, established marina offices, fuelling station and car parking facilities.
“As a result, the marina provides an underlying EBITDA (excluding berth sales) of $3.3 million for the 12 months to 30 June 2012 via multiple income streams.”
Mr Swan said significant future potential development opportunities would be another major appeal for buyers.
“A development application is currently being progressed by the Receivers which will establish the broad town planning parameters for future development over the site.
“The Plan of Development envisages the further development of the marina into a master planned marina and tourist development providing residential, resort, commercial and retail uses. 
“This is a unique countercyclical opportunity to acquire a world class marina investment significantly below replacement cost,” said Mr Swan.
