Mazda moves towards the city in one of only three new office leasing deals larger than 1,000 sqm in the South Sydney market this year

• Mazda will occupy 2313.7 sqm of office and warehouse space at South Sydney’s Lakes Business Park
• The 15-year lease showcases the company’s growth and highlights a continued demand in South Sydney by key corporate occupiers

SYDNEY, 7 NOVEMBER, 2012 – In one of just three new office leasing deals over 1,000 sqm in the South Sydney market this year, Mazda Australia has signed a 15-year lease with South Sydney’s Lakes Business Park, located on Lord Street, Botany. The deal was negotiated by Sam Brewer, Director, Jones Lang LaSalle Industrial & Commercial and Head of South Sydney.

According to Mr Brewer, the deal shows that demand in the South Sydney area remains strong, despite tight vacancy in the industrial area due to limited new supply across all sectors and ongoing pressure from residential redevelopment.

“Tenants such as Mazda with geographical requirements to be near key infrastructure and the CBD are still seeking space in the South Sydney market, highlighting the continued demand in the area.

“The Lakes Business Park provides excellent access to the city via Southern Cross Drive, and is just five minutes to the Sydney Airport and major arterial roads such as the M5 Motorway, which provides access to South Western Sydney.

“The challenge for South Sydney over the last 12 months has been the shortage of large, modern facilities, which has kept take-up subdued at just 2,000 sqm,” said Mr Brewer.

Bill Kerr of Kerr Partnering who represented Mazda said, “Mazda Australia’s move inwards towards the city and 15-year lease with Jones Lang LaSalle at Lakes Business Park showcases our past trajectory and vision of growth for upcoming years.”

Lakes Business Park is the premier business park in Sydney, with over 44,000 sqm of office and warehouse space leased to over 50 of the world's most successful companies including Philips, Bosch and now Mazda Australia.

The park is set in 18 acres of natural, tranquil bush lands and gardens and offers first class licensed café and conference facilities and over 1100 parking spaces. Limited vacant space is available in this tightly held park.

The 15-year lease is set to commence in January, 2013.
