Rocklea’s transport hub reputation draws another major lease: Jones Lang LaSalle

BRISBANE, 28 APRIL 2013 – The appeal of Rocklea as a major hub for transport and logistics industrial operators continues to grow according to Jones Lang LaSalle’s Shaun Canniffe, who has announced a seven year lease at 33 Dunn Road.
“Established transport and logistics operator EBT has leased the property at 33 Dunn Road, which includes a 1,000 sqm shed on 8,099 sqm of land,” said Mr Canniffe.
“The low site cover and the enormous amount of hardstand area of this property made it the perfect offering for EBT, a company in the midst of major expansion and growth, with an already well established network in the Surat Basin. The Chinchilla based company look forward to headquartering in this great property in a prime location, which offers exceptional access for heavy vehicles.
“This ratio of building to land makes the site ideal as a transport depot, and it’s what makes Rocklea such an in-demand area for such operators. Like all key industrial precincts however, properties of this nature and scope are becoming increasingly scarce.
“The property also included a 900 sqm awning built by the landlord adjoining the building on site; this effectively takes the built area to approximately 2,000sqm.
“Jones Lang LaSalle has recently negotiated a number of leases within the Rocklea area and despite the 2011 flood event, we’re still achieving strong results for our clients in the area.  The lease of 33 Dunn Road is no exception to this.
“Tenants and occupiers will always be drawn to Rocklea due to its undeniable benefits such as its accessibility and proximity to transport infrastructure, local amenity and industry,” said Mr Canniffe.
EBT have relocated out of a smaller facility in Acacia Ridge with the relocation and lease signing corresponding with their lease expiry terms. Market resources suggest the deal was agreed at over $300,000p.a.
