Bayer Australia amalgamates in Murarrie: Jones Lang LaSalle

BRISBANE, 5 JULY 2013 – Bayer Australia has taken a six-year lease at Murarrie and will amalgamate multiple divisions of their business from across Brisbane, in a deal negotiated by Jones Lang LaSalle’s Chris Davis.

Bayer entered the market in March this year, looking for a property to amalgamate two sites with 205 Queensport Road in Murarrie satisfying their needs.
The lease was signed over the 2,762sqm brand new speculatively built corporate office and warehouse in Murarrie.

“The large office content, location and modern corporate appeal were the key deciding factors,” he said.
“Queensport Road represented one of the last larger speculative buildings vacant within the highly sought after TradeCoast location,” he said.

Within an estate of three, the lease was finalised over a six year period with options at an undisclosed rental amount. Market sources indicated the property would have leased for between $370,000 - $390,000 pa net.
This is the third speculative built lease Chris Davis has negotiated in the first half of 2013 and reflects the demand in the market for modern, well designed and located property.

“With supply for prime grade assets at an all-time low within the TradeCoast, tenants and occupiers alike are becoming more aggressive in order to secure this type of space,” he said.​
