1927 Beaudesert Road, Brisbane sells for $1 million: Jones Lang LaSalle

BRISBANE, 27 June, 2013 – Jones Lang LaSalle’s Mike Walsh and Sam Hatcher have announced the sale of 1927 Beaudesert Road, Calamvale, from Convenience Properties (Operations) Pty Ltd to a Private Developer for $1 million.
The property was sold through an “Offers to Purchase” campaign which closed on April 18, with the sale unconditional last week.

“The expansive 2,180sqm site is located 16km south of the Brisbane CBD, with extensive frontages to two major thoroughfares, providing significant exposure to high levels of passing traffic courtesy of its prominent position on the corner of Beaudesert and Algester Roads. It’s in a prime position for tenants requiring exposure, access and connectivity,” said Mr Walsh.
He said that while the property was attractive due to its location, prominence and exposure, there were some challenges with the site.
“There had been historical correspondence from the Department of Transport and Main Roads in regards to potential street access, the closure of Beaudesert Road and a proposed resumption of a portion of the land, therefore limiting the ability for certain retail uses on the site such as a service station.
“However, we managed to find a buyer who intends to develop a small retail complex and house his business within one of the tenancies, and took the view that he could still achieve his desired use on the site,” said Mr Walsh.
Formerly home to a Mobil service station, the site has been fully remediated, providing a blank canvas opportunity for the developer.
The site adjoins existing retail users including Hungry Jacks, Algester Medical Centre, Brodies and LJ Hooker, which drives strong customer flow to the immediate area.
“There are a multitude of possible development outcomes for this property due to its high traffic location and zoning as a Multi-purpose Centre – Convenience Centre 4 (MP4), which is what underpinned the site’s appeal to developers,” said Mr Walsh.​
