First release of retail and commercial sites in high-profile Alkimos development

Eagerly anticipated first stage of The Gateway village centre set to become a vibrant community hub


PERTH, 6 August 2013 – Strong interest in the retail investment market is expected to lift a further notch with the launch of an expression of interest campaign for Stage 1 of The Gateway village centre precinct at the intersection of Marmion Avenue and Graceful Boulevard in Alkimos Beach.

Jones Lang LaSalle Manager of Sales and Investments in WA, Sean Flynn, said the Stage 1 release of The Gateway comprises a total landholding of 2.065 hectares.
 
The northern coastal corridor development benefits from a central position prominently located on Marmion Avenue within a rapidly developing region about 40 kilometres from Perth’s CBD.
 
“The offering provides a range of opportunities for mixed-use development including offices, a convenience store, community services, restaurants and specialty retail, in what will become a key activity node servicing the area,” said Mr Flynn.
 
“Indicative sites range from 2,400sqm to 4,350sqm, and will constitute a major retail, commercial and community hub,” he said.
 
The 710 hectare Alkimos Beach project is a master planned community of national significance with the first stage of development comprising 244 hectare.
 
Alkimos Beach Project Director Martin Gaedke said the community was moving towards carbon neutrality and incorporated significant sustainability initiatives that target a 50 per cent reduction in overall energy use throughout the community.
 
“The Gateway precinct has been targeted to deliver a variety of convenience services to its rapidly expanding residential area,” he said.

The first stage of Alkimos Beach has a projected population of 6,000 residents and over 15,000 once all 710ha are completed.

Alkimos Beach is being developed by LandCorp and Lend Lease and is part of a $3 billion project which is the main landholding of the Alkimos/Eglinton region, expected to house up to 50,000 residents. Stage 1 of the Gateway Precinct is due for completion by March 2014.
 
Mr Flynn said the location would also benefit from its position on Marmion Avenue linking the community to other nearby residential projects including Shorehaven, Amberton, Trinity, Brighton and Jindalee Beachside Estate.
