BRISBANE, 26 June, 2013 – Jones Lang LaSalle’s Samuel Stewart and Wright Property’s Byron Griffith have successfully negotiated a new lease for Eastcoast Development Engineering Pty Ltd (EDE) at 100 Grindle Road, Rocklea.
The engineering firm signed the three year lease at 100 Grindle Road, Rocklea in order to expand their business and open a second facility in addition to their existing facility at Murrarie.
“After speaking with EDE, it was clear that the company was experiencing a strong growth phase and, in addition to their facility at Murrarie, would require further industrial space to cater for their increased workload,” said Jones Lang LaSalle’s Samuel Stewart.
“EDE had only been in the market for a short period of time before inspecting the site at Grindle Road and they were extremely impressed with the property which was a standout in comparison to some of the other leasing opportunities they had seen,” he said.
The property, located on the western side of Grindle Road in the heart of the Rocklea industrial precinct, has a total area of 10,120sqm with a building area of 3,624sqm. Situated approximately 10 radial kilometres from the Brisbane CBD, it provides direct access to major southern industrial routes such as Ipswich Motorway, Centenary Highway, Boundary Road and Beaudesert Road.
Industry sources have suggested the deal was done around $330,000pa.
It features 2,947sqm of warehouse space and 677sqm of corporate office accommodation over two levels as well as expansive hardstand, multiple gantry cranes, onsite spray booth and exemplary truck access with two street crossovers.
The signing of the lease at 100 Grindle Road lays stake to the claim that there is an increasing number of corporates considering Rocklea as a desirable leasing option. “Leasing in Rocklea has really picked up in the last six months and we’ve seen an increased number of enquires as businesses begin to realise the underlying potential the precinct has to offer. From the leases we’ve recently negotiated in the area, we’ve found that tenants are drawn to Rocklea based on the exceptional access and the overall functionality of the industrial facilities that are being offered,” said Stewart.
“Enquiry is always strong from the transport and logistics industry for sites in Rocklea and now we are finding a broader range of tenants across other industries such as engineering and manufacturing showing renewed interest in the area.”
