Rosehill residential site is announced to the market

Located across from Rosehill Gardens Race Course, with easy access to Parramatta CBD, Weston Street is expected to be revamped with new residential development following council rezoning of the area

​SYDNEY, 28 October, 2013 – A medium-density residential site in the increasingly popular residential area of Rosehill is announced to the market. The property is located opposite Rosehill Gardens Race Course, at 9-11 Weston Street, and features close access to Parramatta CBD.

The transaction is being managed by Jones Lang LaSalle’s Director, Sales and Investments Jeff Moxham and Executive Scott Timbrell.

Mr Moxham said there is a strong interest from local developers and Asian investors and developers for apartments in sites in the area. 

“We’re expecting strong interest – particularly from local developers but also from Asian investors and developers. Rosehill is an evolving residential suburb in the heart of Western Sydney. 

“The properties on Weston Street are extremely well positioned, with easy access to public transport, major arterial roads as well as the major centre of Parramatta.

“The development of Parramatta as Sydney’s second CBD has been a driving force in the increased popularity of Rosehill,” said Mr Moxham.

The property consists of two separate titles being sold together to form a residential development site. The 3,125 square metre site at 9 Weston Street currently consists of a two-storey residential unit building, while 11 Weston Street comprises a large, single-storey home. 

Mr Moxham said the site is ideal for a residential development. “There is currently a Development Application in place for 68 units, with approval imminent.

“Together, 9 and 11 Weston Street properties form a regular-shaped parcel of land. It’s positioned on a quiet residential street to the west of James Ruse Drive, with a large, 40-metre frontage to Weston Street. This will ensure ease of access for any future residential development.

“The property also has a close proximity to a number of facilities that will prove attractive to investors,” said Mr Moxham.

The site is located close to Rosehill Train Station, with the M4 Motorway and Victoria Road within 2 km from the property. Westfield Parramatta, Parramatta Stadium and schools including Rosehill Secondary College are all situated close by.

Mr Timbrell said the area is in the R4 – High Density Residential zoning area as per the Parramatta Local
Environmental Plan (LEP) 2011.

“This zoning is expected to see the street – currently filled with older-style houses – revamped to feature new medium-rise residential apartment towers in the coming years,” concluded Mr Timbrell.
