QAIHC leases at Edmondstone Street

South Brisbane the most resilient commercial precinct of 2013: Jones Lang LaSalle

BRISBANE, 11 November 2013 – The Queensland Aboriginal and Islander Health Council (QAIHC) has leased 1,461sqm of refurbished office accommodation at level 2, 11 Edmondstone Street in South Brisbane in a deal negotiated by Jones Lang LaSalle’s Christian Allen. 

QAIHC will co-locate with Check Up, which in partnership has been selected by the Commonwealth Department of Health & Ageing to provide outreach medical services across regional Queensland. 

“QAIHC were seeking a standalone building which could accommodate their staff over one level,” said Jones Lang LaSalle’s Christian Allen.  

“Finding such a building proved difficult given that most buildings of this nature are either development sites or multi-storey commercial office buildings,” he said. 

11 Edmondstone Street is a refurbished low rise commercial office building. 

“It provided a terrific solution and will allow QAIHC and Check Up to co-locate over one floor, working collaboratively in the delivery of government contracts,” he said. 

Industry sources suggest the office space rented for approximately $450sqm gross with secure car bays leasing for $250 per calendar month.

“South Brisbane has proven to be the most resilient commercial precinct during 2013 after experiencing significant supply pressures in Q1 due to the emergence of the sub-lease market and the delivery of refurbished supply additions such as 140 and 187 Melbourne Street,” Mr Allen said.

“If you include Peabody Energy’s consolidation at SW1, South Brisbane has experienced over 16,000sqm of absorption during 2013. These are very healthy numbers and reinforce the precinct’s strong fundamentals which include quality of ‘A Grade’ commercial buildings, proximity to CBD, accessibility, retail amenity and public transport; all elements that continue to lure major tenant commitments.”
