Jones Lang LaSalle cements lease at Pinkenba

​​BRISBANE, 29 November 2013 – Pinkenba in Brisbane’s TradeCoast remains one of the hottest Industrial hubs, with a new six-year lease deal testament to the suburb’s appeal. 

Cement Australia Pty Ltd has leased Tenancy A at 731 Curtin Avenue in Pinkenba for six years in a deal negotiated by Jones Lang LaSalle’s Brendan Delahunty and Chris Davis. Cement Australia were advised by Steve de Nys of Stronghold Advisory.

The commencement annual rental was not disclosed but industry sources suggested a market rental of $570,000 per annum for the property.

“Cement Australia entered the market around three months ago looking for a property for their new truck storage and maintenance facility,” said Jones Lang LaSalle’s Brendan Delahunty. 

“The location preference was Pinkenba, given they were relocating from their former southside base to be closer to their cement plant at Pamela Street.” 

Mr Davis said the asset, which is investment-managed by Arcadia Managed Investments on behalf of an institutional client, fitted their brief well by offering a hardstand area of 11,423sqm, warehousing of 2,409sqm and office space of 593sqm. Although larger than their initial requirement, the sites breakup and ability to allow expansion created an excellent opportunity. 

“The amount of infrastructure on the site including a service pit and truck wash bay, plus the heavy duty hardstand areas, made the site ideal for Cement Australia to use the facility to store and maintain their truck fleet, while the site’s location also provides Cement Australia with quick connectivity to the Gateway Motorway.”  

Features on the property include a highly functional warehouse, office accommodation over a single level and a huge sealed hardstand area. The warehouse offers clearspan space broken into three separate areas with internal clearance ranging from 6.8 metres up to 8.5 metres. The workshop section includes a service pit spanning the length of the bay with ample 3 phase power. The office sits entirely on ground level comprising carpeted air-conditioned space including open plan work stations, individual, offices and adequate amenity. A large fully sealed 11,423sqm hardstand component including a wash bay provides excellent outdoor storage / truck manoeuvrability.
