Three deals for 300 Queen Street, Brisbane: Jones Lang LaSalle

​​BRISBANE, 13 December 2013 – Three more companies will call 300 Queen Street home following recent transactions negotiated by Jones Lang LaSalle’s James Montague.

Mr Montague has completed three leases totalling just over 1,200sqm for a rental market sources suggest at around $685sqm, which has effectively filled the two full floors recently departed by BDO. 

“The deals are testament to the undeniable appeal of the position of 300 Queen Street; there are few buildings that offer such excellent amenity and flexibility,” he said. 

A Commonwealth Department, Fragomen Immigration Lawyers and Griffith Hack, and a specialist Intellectual Property Firm have all signed leases in the building. 

The Commonwealth of Australia has leased 542sqm on level 14 over a five-year period. They identified the value of the building’s location and access to staff amenity as key drivers for their relocation.  

“The Commonwealth department has relocated from 144 Edward Street as part of their strategy to move to a true business sector asset in the city centre; the staff amenity was of major appeal for this particular department,” said Mr Montague. 

US-based immigration lawyers Fragomen will make 300 Queen Street their flagship Queensland office after taking 360sqm for the next seven years. 

“Fragomen was drawn to the key attributes of the building, again being the staff amenity, the proximity to all of the CBD as well as the ability to design and construct fitout bespoke to their needs,” he said. “The flexible floorplate shape was a great connector in signing this deal.”

“Griffith Hack have relocated from 167 Eagle Street to 300 Queen Street for exactly the same reason – simply because this building has location,” he said. “They have taken 364sqm over seven years and will complete their own fitout.”
