Small tenancies hot property in Melbourne's A Grade buildings

Three new leases snapped up following the rejuvenation of 535 Bourke St James

Small tenancies within high calibre buildings which place tenant amenity first and foremost are in hot demand in the Melbourne CBD.

Within just six weeks, three new tenants have secured space in the re-invigorated 535 Bourke St James. Simon Dick and Ashley Buller of JLL negotiated all three deals totalling approximately 566sqm on Level 11 of the iconic building on behalf of Juilliard Group.

Commercial law firm, Koroneos Lawyers, equity-based insurance distribution and agency group, Austbrokers and specialty insurance provider, Newline are relocating to the building committing to 3, 5 and 7 years respectively, for rent in the vicinity of $375 per sqm net.

535 Bourke St James has recently undergone extensive refurbishment combining innovative design with superior amenity. The building now includes a retail promenade offering food and beverage amenities, a dedicated concierge, centralised mail room service, conference facilities for up to 50 people, ample car parking and secure bike storage with sophisticated club style end of trip facilities.

Prominently located on the corner of Bourke and William Street, 535 Bourke St James is situated at the heart of the commercial centre of the CBD, with the immediate vicinity home to many of Melbourne’s leading legal and financial corporations. Nearby amenity also includes the RACV complex along with South Pacific gymnasium located directly opposite at CBW.

Mr Dick, JLL’s Office Leasing Executive said, “The ground level plaza and landscaped environment along with the addition of popular new food retailers such as Spin, Famished and Simply Spanish, has created a precinct with a vibrant yet harmonious atmosphere. This, along with the excellent public transport links and easy access to major arterials, CityLink and the Western Ring Road, provides tenants with a very attractive opportunity to establish their business in an A Grade building.”

JLL’s Director of Office Leasing, Mr Buller said, “This iconic site has a distinctive, open, people-friendly, L-shaped layout which has been rejuvenated into an uncompromised commercial and retail offering. With limited small suites available in high calibre buildings such as 535 Bourke St James, it is not surprising these three suites were snapped up very quickly.”

Leasing opportunities still exist within 535 Bourke St James including two fully fitted open plan floors along with open plan refurbished areas ranging from 192sqm to 2,229sqm.
