Margaret River Wine Region investment opportunity ripe for the picking

Offers from $6.95m sought for landmark 14.1938ha property complete with leased brewery and vineyard


​​​PERTH, 1 April​ 2014 – A marquee investment opportunity in the heart of Western Australia’s famed Margaret River wine region is being brought to market exclusively by JLL. 

The property at 4259 Caves Road in Wilyabrup includes a newly constructed cellar door, brewery and restaurant along with an expansive residence, and benefits from prominent exposure and frontage to the main scenic route through WA’s south west.

Mr Fogliani said the brewery and restaurant is leased to the Cheeky Monkey Brewing Co. until 2024, while the vineyard and cellar door is leased to a publicly listed company until 2026. In total, the property generates a passing income of approximately $415,783 pa.

 
One of the main highlights of the offer is an expansive, five bedroom, two bathroom cedar residence positioned on the elevated, northern end of the site overlooking the 3.05ha of cabernet sauvignon vines.

 
JLL Executive in Sales and Investment WA, Matthew Monaco, said that the home offers the potential for use on a lifestyle basis, permanent residence or could be leased out for additional income.

According to Mr Fogliani, the property is situated in an ideal location that is expected to see ongoing growth in the tourism sector and continued international investment which will be further enhanced through the planned expansion of the Busselton Regional Airport to accommodate direct interstate and international flights.
