Golden 2.026ha residential development opportunity at Greenfields

Rare infill development site in the southern metropolitan corridor

​PERTH, 29 April 2014 – An extremely rare infill residential development site with mixed use potential in the established East Mandurah catchment is being brought to market exclusively by JLL.

According to JLL Director of Sales and Investments WA, Phillip Fogliani, the property represents an exceptional opportunity for developers to buy into the forecast, high growth Peel region approximately 3km from the Mandurah City Centre.

The high exposure, 2.026ha infill landholding at 53-59 Lakes Road, Greenfields, is included within an approved structure plan allowing for medium density residential with potential for mixed use development on the site.

JLL Executive, Sales and Investments WA Matthew Monaco said under the Mandurah East Structure Plan the front third of the site, facing Lakes Road, can be considered for mixed use development, with the remaining land earmarked for residential development. 
“Underpinning the site’s value is the surrounding, established local infrastructure, and access to high level amenity, including close proximity to the Peel Health Campus and the soon to be constructed St John of God Hospital directly across the road. 

“The property is well positioned to take advantage of the Peel region’s projected 35 to 40 per cent population growth by 2031,” he said.
