Residential development opportunity in regional Western Australia’s “SuperTown”

Strategic 15.4334ha Northam site with subdivision approvals

PERTH, 1 May 2014 – A substantial residential development site in the Central Wheatbelt town of Northam, 98km east of Perth, is being reintroduced to the market exclusively by JLL.

The picturesque property with rural valley views is being sold by JLL agents Matthew Monaco and Nigel Freshwater. It presents an exceptional strategic opportunity to secure a foothold in the forecast high-growth region.

The 15.4334ha landholding at Lot 202 Crorkan Road includes conditional subdivision approvals for 184 single residential lots and features an extensive 545m western frontage to Crorkan Road.

According to JLL Executive, Sales and Investments WA Matthew Monaco, the opportunity is underpinned by its proximity to the Northam Town Centre and very attractive pricing.

“The site, 1km from the city centre, is well-positioned, immediately abutting the southern fringe of the Northam town site within the town’s natural expansion zone.

“Northam is set to become the major regional centre in the Central Wheatbelt, with population growth forecast to almost triple to 20,000 by 2031.

“The offering represents a genuine strategic opportunity for a residential developer in what is destined to be an industrial hub in years to come,” Mr Monaco said.

JLL Head of Sales and Investments WA, Nigel Freshwater said the State Government’s detailed Growth Plan for Northam has already attracted $8.4million in SuperTown funding with allocation toward development of health and community services, revitalisation of the river-front and environmental management.

“Northam will also benefit from the construction of LandCorp’s 203ha Avon Industrial Park which will serve as a key service point for the rural, resources and mineral processing markets,” he said.

The property is for sale asking $800,000 (Excl. GST).
