9.45 million for 743 Ann Street as investors keep watch on Brisbane’s Fortitude Valley

Brisbane, 14 May 2014 – Brisbane’s Fortitude Valley remains an investor hotspot with the recent sale of 743 Ann Street for $9.45million in a deal negotiated by JLL’s Mike Walsh and Christian Sandstrom. 

The two finalised the deal on behalf of a Private Syndicate to a Private Investor.

“The property was competitively sought throughout the Expressions of Interest sale campaign, with the asset ultimately secured by a private off-shore investment group who have a local platform in Brisbane,” said JLL Senior Negotiator in Sales & Investments, Mr Mike Walsh.

“The sale result reinforces the continued attraction of Fortitude Valley as an investment market and signifies the ongoing demand we continue to experience for commercial assets underpinned by secure income profiles,” he said. 

The property is a modern and high profile, three level commercial asset featuring two levels of office accommodation atop ground floor retail, with 28 secure car bays. The security of the tenancy profile is underpinned by a major lease commitment to international consulting company RPS (85% of the NLA), whilst the three ground floor retail tenancies benefit from exceptional exposure and foot traffic courtesy of its prime Ann Street position. 

The property on a site area of 1,127sqm with a total NLA of 1,823sqm, underwent a substantial renovation in 2003 winning numerous design and sustainability awards.

With the benefit of its central location and access to quality amenities, 743 Ann Street is strategically located only 50m* to Brunswick Street Mall, 350m* to the James retail precinct and is positioned within the heart of Brisbane’s primary entertainment and nightlife precinct.
