Osborne Park commercial property investment opportunity unlocked in Perth

A rare office, showroom and factory in a premier industrial precinct is expected to grab market interest

PERTH, 27 May 2014 – An exceptional opportunity to occupy, invest or develop in Osborne Park is expected to generate significant investor interest due to the rarity of investment-grade product in the area. The property, located in Perth’s premier industrial precinct 8km northwest of the CBD, has been brought to market exclusively by JLL.

The two-storey office, showroom and factory at 5 Hutton Street, Osborne Park is in the tightly held industrial precinct bordered by King Edward Road, Scarborough Beach Road and Hutton Street.

According to JLL’s Manager of Industrial for WA, Brett Mathanda, the property presents an opportunity for an occupier or developer to benefit from outstanding exposure and street presence in one of Perth’s most in-demand industrial sub markets.

“The property has been under the same ownership for 27 years, indicative of how infrequently high-quality assets are made available in the Hutton Street area.

“Further to that, the property is offered with vacant possession – presenting a ‘walk-in’ opportunity for an occupier wanting to quickly establish and commence operations.”

JLL’s Manager of Sales and Investment for WA, Sean Flynn, said the appeal of existing improvements is underpinned by modification potential, lending itself to future refurbishment rather than demolition and rebuild.

“The flexibility in the existing office/showroom fit out provides a blank canvas for an owner-occupier to activate the space and create something tailored to their specific application.”

Improvements include a two-storey office building and incorporated showroom facility with superb exposure and 52.94m frontage to the high-traffic Hutton Street, adjoining 1,958sqm factory and onsite parking for 40 vehicles.

Ground-floor accommodation covers approximately 350sqm and includes a foyer, double-height showroom, office space with modifiable fit out for partitioning or open plan, kitchenette and bathroom facilities.

The first floor, 250sqm, features a basic existing fit out that can accommodate an open-planned or partitioned office arrangement, boardroom, kitchenette and bathroom facilities.

“The site coverage on this property in combination with the precinct’s strategic positioning close to the CBD and major road networks north, south west and east reinforce its status as a premium holding in one of Perth’s most sought-after industrial precincts.”

“We are expecting the response from investors and occupiers will reflect that,” said Mr Mathanda.
