Secret Harbour beach-front site unlocked

Blank canvas for ocean-front residential development in Perth’s Southern Corridor

​​​PERTH, 26 June 2014 - The capstone, ocean-front residential development site in the southern metropolitan suburb of Secret Harbour has been brought to market exclusively by JLL. The site features exceptional zoning flexibility and permitted uses, affording unparalleled development capacity in the high-growth coastal community.

With absolute beach frontage and ideally located adjacent to the Secret Harbour Golf Club and planned $5million redevelopment of the Surf Club, the 5.9522ha site includes four contiguous lots, available for purchase individually or in one line.

The site has high density residential R80 and short-stay accommodation designation. According to JLL’s Manager for Sales and Investments WA, Sean Flynn, this designation is indicative of the City of Rockingham’s commitment to both a quality and flexible development outcome.

“There is no mandatory percentage short-stay requirement on this site; effectively meaning, short-stay accommodation is an optional inclusion for developers, or could be undertaken discretely by individual end users.

“The City wants to see a significant component of high-density residential development with a mix of product. 

“They’ve also flagged their intention to support projects with a variety of building heights, so we expect to see multi-level apartment development focused along the foreshore frontage, potentially extending across the site,” said Mr Flynn.

JLL’s Head of Sales and Investments WA, Nigel Freshwater, said the offering includes a portion of a designated Activity Centre node, focused around the Surf Life Saving Club, which extends into the north-western edge of the site, creating the potential for non-residential street activation along Palermo Cove.

“The conditions of sale really gear the site for development as a satellite, beachside village community. 

“The Secret Harbour Estate is underpinned by a high-income, family-oriented demographic and is close to being fully developed with this site being the most significant individual parcel of land having been offered for sale in the estate,” said Mr Freshwater. 

“The site is exceptionally well positioned to take advantage of surrounding, established local infrastructure, and access to high-level amenity.

“Of particular value is its proximity to the strong-trading Secret Harbour Shopping Centre that is set to more than double in size in the future, as well as the Secret Harbour Golf Course and, of course, the soon to be redeveloped Surf Life Saving Club,” concluded Mr Flynn.
