Entry-level Western Sydney gaming pub for sale

JLL appointed to sell the Lucky Australian Hotel in St Marys

JLL's Hotels & Hospitality Group have been exclusively appointed to sell the Lucky Australian Hotel in St Marys.

The hotel sits on a 6,076 sqm site adjacent to the burgeoning Dunheved industrial precinct and is well positioned to capitalise on Lend Leases two nearby master planned communities – Ropes Crossing and Jordan's Springs.

JLL's Sam Handy and John Musca will steer the campaign which is listed for sale via Public Auction on Thursday 18 September 2014.

The hotel is located within 200 metres of St Marys train station and features highly desirable core trading attributes such as a single service point, extended trading hours and 20 gaming machines with SIA approval for an additional six gaming machines. It recently underwent an extensive AU$1 million renovation and refurbishment and is widely considered to be a future TOP 200 gaming pub.

Mr Handy said, "The hotel has skyrocketed 250+ places up the gaming rankings over the last two years and continues to demonstrate an incredible month by month growth trajectory. It is situated within one of Sydney's best gaming LGA's and its direct competitors whom are respectively ranked 51, 114, 165 and 196 on the TOP 200 report have all shown consistent gaming growth over the last 18 months."

He added, "The hotels proximity to St Marys train station combined with the forecast population growth from the nearby Lend Lease master planned communities would suggest that the hotel is positioned to be a future TOP 200 gaming pub."

Mr Musca suggested, "Western Sydney gaming pubs with this level of upside and at this price point seldom become available and we anticipate the Auction process will be keenly contested."

He added, "Robust trading conditions, a low interest rate environment and debt liquidity are aligning with the investment timelines of a range of purchaser profiles with a real buoyancy returning to the hotel investment market."

JLL Hotels & Hospitality has transacted 19 Sydney pubs so far in 2014 with further sale announcements expected shortly.
