Brisbane: 11 Shettleston Street, Rocklea sold for over $1 million

Brisbane, 20 August 2014 - 11 Shettleston Street, Rocklea has been sold for $1,050,000 to a local occupier in a deal negotiated post auction by JLL’s Samuel Stewart and Shaun Canniffe.
The decision was made to auction the site as vacant possession as the property was surplus to the Vendor’s needs.

“The client was keen to see a quick but successful sale as his business was expanding and they had secured a larger premises in the neighbouring suburb of Archerfield,” said Mr Sam Stewart, JLL Industrial Negotiator. “Due to the strong level of enquiry we had been receiving for similar facilities within this size range, we thought it best to position the asset in a competitive bidding environment.”

JLL ran a five week campaign before taking the site to auction.

“The property generated over 20 enquiries and we received verbal offers in the weeks leading up to the auction. Based on the level of interest we were receiving we decided to push forward with the auction which resulted in the successful transaction,” said Mr Stewart.

11 Shettleston Street comprises a 1,430sqm office/warehouse industrial facility on a 2,046sqm General Industry site in the established industrial precinct of Rocklea.

The property is situated only 10.5 radial kilometres from the Brisbane CBD providing easy access to some of the South's major arterials including Ipswich Road, Beaudesert Road, and Granard Road, and links seamlessly to the Ipswich Motorway, Pacific Motorway and Centenary Highway.

Other features of the property include 330sqm of refurbished office space over two levels, ample set-down areas and onsite car parking, fully fenced and secure facility with signage opportunities and exposure to Ipswich Motorway.

“This sale is an encouraging sign for the market indicating increased sentiment and buying capacity for local business,” said Mr Shaun Canniffe, JLL Industrial Executive. “The new owner plans on occupying the site and believes the facility will work well for his business.”
