Brisbane: Prime development site at Northshore Hamilton announced for sale

Brisbane, 9 October 2014 – The Minister for Economic Development Queensland (MEDQ), through Economic Development Queensland (EDQ), and in conjunction with JLL, has announced that the Civic Park development site at Northshore Hamilton is for sale via an Expressions of Interest campaign which opens this Friday, October 10.

The Honourable Jeff Seeney MP, Deputy Premier and Minister for State Development, Infrastructure and Planning said Northshore Hamilton’s Civic Park development site was an exciting opportunity to develop a landmark waterfront site as part of Brisbane’s $5 billion Northshore Hamilton development.

“Once completed, Northshore will be Queensland’s largest masterplanned waterfront community, and this new opportunity is the latest stage in its transformation. The Civic Park precinct will be a showcase within Northshore, reflecting world-class urban design and architecture,” he said.

The former Brisbane docklands area benefits from easy access to both the Brisbane CBD and Airport, and is transitioning into a sophisticated urban community. Located directly on the waterfront, the Civic Park development site is 2.099 hectares and will accommodate substantial residential and retail development.

The urban environment has been masterplanned by award-winning international design practice Anderson Hunter Horne (AHH) and the site has an approved Sub Precinct Plan in place to guide development densities, the siting of buildings and proposed heights.

JLL’s Seb Turnbull said such a development site in the midst of Queensland’s largest urban renewal precinct was an exciting opportunity.

“The opportunity to secure a premium parcel of waterfront land with uninterrupted views of both the Brisbane river and CBD, is an exciting and rare offering in the current market. The property enjoys a prime waterfront position and directly benefits from the now mature Portside Wharf retail precinct, providing future residents with excellent retail amenity on their door step”, he said.

Mr Turnbull said EDQ was looking to establish a strong commercial relationship with the successful proponent to achieve a world-class development outcome.  “EDQ will spend over $20 million delivering public realm and community infrastructure including a waterfront community pool, civic park and public roads.”

EDQ is seeking Expressions of Interest (EOI) from suitably experienced development groups to implement the state government’s vision for a world’s best practice urban development on the site. The closing date and time for submissions is 2pm AEST, Thursday, 27 November 2014 at JLL.
