Site for Coombs Local Centre announced to the Canberra market

The highly anticipated local shopping centre is drawing interest prior to auction

​CANBERRA, 21 JANUARY 2015 – A block of serviced land identified for a 2,500 sqm local shopping centre in the Canberra suburb of Coombs has been announced to the market, with potential buyers already vying for information ahead of the auction date which is set for Wednesday, March 4, 2015.

JLL’s Managing Director, ACT Andrew Balzanelli and JLL’s Head of Sales & Investments, ACT Greg Lyons are managing the sale on behalf of The Land Development Agency – the property arm of the ACT Government.

According to Mr Lyons, JLL has already been approached by several developers for information. “The centre will be the first in Canberra’s Molonglo Valley area and will be the local shopping centre servicing the two suburbs of Coombs and Wright. Once completed, this area will accommodate in excess of 3,000 dwellings, a primary school and community facilities. 

“This is a highly anticipated centre and we are expecting a very competitive auction,” said Mr Lyons.

Molonglo Valley is the most significant “greenfield”, or undeveloped, land release in Canberra’s recent history, aiming to accommodate over 50,000 residents over a 30-year period. 

Mr Balzanelli said, “The Molonglo Valley region is full of opportunity, comprising sustainability initiatives, well-planned infrastructure, wide open spaces for recreation, natural surroundings and community amenities. Supermarket and retail operators are very keen to establish premises here. All surrounding single residential sites have been sold and settlements should be complete by mid-2015.

“Coombs Local Centre will comprise a supermarket, and should attract retail and service operators such as a chemist, coffee shop, and hairdresser to provide sought-after facilities for the growing Molonglo Valley community,” said Mr Balzanelli.

The land set to be Coombs Local Centre is located at Block 3, Section 36, Coombs. The property is a total 8,424 square metres with Gross Lettable Area (GLA) of 2,500 square metres, comprising a supermarket with 1,500 square metres of Gross Floor Area (GFA) with a net selling area limited 1,0000 square metres. Additionally speciality retail shops and business services of up to 1,000 square metres GFA are permissible.
