Sydney’s Chifley Tower wins international award for its green retrofit

The 42-storey premium grade office building recognised in the annual CTBUH awards


Sydney's landmark skyscraper, Chifley Tower has received an international accolade in this year's Council on Tall Buildings and Urban Habitat (CTBUH) 2015 Awards.  The success of the Chifley Tower Energy Efficiency Upgrade project was the catalyst for the property being recognised as the winner of the 2015 'Performance Award'.

Global property services firm, JLL nominated Chifley Tower for the prestigious CTBUH award, on behalf of owners GIC. JLL has managed the 42-storey premium Grade office tower since 2002.

JLL's Head of the Premium Asset Group, Property and Asset Management, Mike George said, "We are thrilled that Chifley Tower has been recognised for the extensive energy efficiency upgrade project, with JLL forming an integral part of the project team, working on behalf of the owners. 

"Chifley has long held a revered position as a premium office building and retail precinct that is an easily recognised landmark on the Sydney skyline.  It now also holds a 4.5 star NABERS Energy rating which continues to make it a highly desirable corporate address featuring energy efficient office space.

"This award gives testament that established commercial properties can achieve impressive sustainability ratings to compete with the newest office stock currently being offered to the market.

"Through the collaboration between GIC and JLL, Chifley Tower now boasts strong energy efficiency credentials and has achieved a dramatic improvement in energy consumption.

"JLL estimates that electricity consumption in the building has been reduced by 55% from the 2008 baseline readings preceding the project's conception.  That equates to big savings in operating costs for both the owners and tenants," said Mr George.

Chifley Tower Energy Efficiency Upgrade project:

The target 4.5 star NABERS Energy Rating was achieved in January 2015.

The green retrofit program began in 2011 and was completed in 2014.  Extensive project works took place in 2012 and 2013.

The project works included:

  • Installation of a new central chilled water plant.  The building's cooling system was converted from a floor-by-floor, distributed condenser water cooled air conditioning system to a centralised chilled water system.  On 15 fully refurbished floors, five tenancy control zones were introduced for greater control of air conditioning supply;
  • Chifley Tower's Building Management System (BMS) was upgraded with a new control system throughout the main plant infrastructure and on floors, including new graphic interfaces for improved monitoring and reporting;
  • Replacement of DC technology lift drives and control system equipment with latest technology;
  • Replacement of car park and back of house light fittings to reduce energy consumption;
  • Installation of C-Bus controlled lighting systems throughout the building to optimise lighting operation times and installation of LED sensor controlled light fittings in some areas to reduce the lighting load significantly;
  • Selection of a new standard tenancy light fitting and lighting layout design to reduce energy consumption and HVAC (heating, ventilation, and air conditioning) load; and
  • Review and optimisation of Waste Management systems in place.
