Large-scale property in Sydney’s Inner South West comes to market as appetite for development sites remains strong

Roselands site presents opportunity for a major mixed-use development

​A large mixed-use development site in the Sydney suburb of Roselands is being offered for sale, as savvy vendors continue to capitalise on strong demand for land in Sydney's Inner South West.

Located at 918 Canterbury Road, Roselands, the property measures approximately 4,837 square metres and is currently leased to four commercial tenants. The site benefits from B5 Business Development zoning, which permits a range of retail, service, commercial and residential uses, subject to council approval. It is located less than 2km from the major retail precinct of Roselands Shopping Centre, is close to Lakemba Train Station, the M5 Motorway and well serviced by the bus network on Canterbury Road.

Roselands, a suburb located within the Local Government Area of Canterbury, is starting to see property sales activity similar to that seen in larger neighbouring suburbs such as Canterbury and Campsie.

JLL Directors, Sales and Investments - NSW, Ari Danas and Michael Ajaka, are marketing the property with Stonebridge Property Group's Lincoln Blackledge and Angus Macintosh on behalf of the vendors.

Mr Danas said the property was one of the first significant-sized sites to be offered to the market in the immediate location recently. "In the neighbouring suburbs of Canterbury and Campsie, we're seeing large sites selling next to one another. However, this has not yet happened in Roselands to the extent we've seen in the broader Inner South West throughout the development boom. The offering of this property to market signals to us that the number of large-scale development sites changing hands across Sydney is not only happening in the major hubs, but also starting to happen in smaller suburbs, such as Roselands."

Mr Ajaka said there was likely to be substantial market interest in acquiring the property and that it would suit a number of businesses, including grocery operators. "This site provides great access to a number of transport options including the M5 Motorway - which is currently undergoing a major upgrade as part of the WestConnex Project - local schools, retail offerings and sporting and recreational facilities. Its frontage onto three streets means it's highly visible and easily accessible for residents, and is only a short travel time to the Sydney CBD, South Sydney and Sydney Airport. We except to see interest in this site from a number of different players, including grocery operators."

The property is being sold via Public Auction on the 10th of November 2015 at 10:30am.
