JLL achieved sustainability goals for Property NSW

Property NSW needed help to identify and show the benefits of a portfolio-wide sustainability program, so they reached out to JLL to achieve their goals.

Challenge

Property NSW has a core portfolio of 72 owned and leased office assets with full control over utilities. It engaged us to achieve a 4-star Green Star performance portfolio certification from the Green Building Council of Australia (GBCA) for its 22 owned offices that have a net lettable area greater than 1,000 square metres. With Property NSW we were able to identify, develop and implement suitable sustainability measures to exceed this with a 5-star certification.

The age of the assets within the portfolio were a major challenge. The average age of all the assets is approximately 50 years with the oldest property, 121 Macquarie Street, a 4-storey sandstone building with a copper roof and copper-clad dome constructed in 1881.

The sheer geographic spread of the portfolio, with sites spread across NSW, was another complexity. As well as the Sydney central business district, we had to manage delivery of the project across regional and metro areas, ranging from as far north as Goonellabah, south to Albury and west to towns such as Bathurst, Bourke, and Broken Hill.

Approach

The backbone of the delivery for this success involved the establishment and implementation of centralised, agile project team. This team included asset management, regional facility management teams and their contractors. Sustainability expertise was provided by our energy and sustainable solutions team in conjunction with Property NSW’s energy and sustainability group.

We designed and implemented capital infrastructure changes in partnership with Property NSW and Public Works. We drew on the expertise of our facility managers and energy and sustainability team to provide guidance on achieving the Green Star performance outcome. The Green Star performance framework supports sound, financially viable and sustainable decisions to futureproof buildings.

Result

Complementary to the Green Star performance certification, we developed an accurate carbon inventory of Property NSW’s 22 sites and established a process to offset carbon emissions from these assets. As a result, the assets were certified as carbon neutral through the Australian Government’s Climate Active certification.

Over the past three years, sustainability capital initiatives implemented by Property NSW and sustainability operational initiatives we have implemented alongside the organisation have resulted in significant reductions of grid electricity usage, carbon emissions and potable water.

Outstanding results have been achieved, and Property NSW can demonstrate that it has not only reduced energy consumption and carbon emissions but has also made significant savings for the NSW Government and NSW taxpayers. Key results for the 22 buildings include:

  • 5 Star Greenstar Portfolio Performance certification.
  • Climate Active carbon neutral certification.
  • NABERS Water SPI rating leader 4.9 Stars.
  • NABERS Energy SPI rating 4.7 Stars.
  • 39.45% energy reduction since 2017.
