Highly developed irrigated cattle enterprise for sale in Theodore, Queensland

Located on the banks of the Dawson River, in the tightly-held Theodore region, Acacia is a unique specialised cattle enterprise

QUEENSLAND, 16 APRIL 2020 – A specialised cattle enterprise situated in the tightly-held Theodore region of Queensland has come to market.

Acacia, on the banks of the Dawson River, is an intensive cattle enterprise combining beef production and irrigated farming.

The property, over a total land area of 1,076.4 hectares (including a Special Lease), is offered for sale through an Expressions of Interest campaign by JLL Agribusiness directors Geoff Warriner and Chris Holgar and TopX directors, Tom McLeish and Brett Christie.

TopX’s Brett Christie said, “The highly developed enterprise represents a viable standalone operation or a logical addition to an established supply chain providing a tangible hedge against seasonal risks”.

“Land and soil types are highly productive and what make the Theodore region one of the most productively diverse and tightly held regions in Queensland,” said JLL’s Chris Holgar.

He also added, “The property benefits from significant water licences, by district standards, which underpin the operation and provide production security year in year out, irrespective of the prevailing seasonal conditions”.

“Grazing areas are underpinned by in excess of 220 hectares of irrigated Leucaena whilst irrigated farming areas have the ability to grow a range of summer and winter crops including forage, cereals and cotton,” said Mr Christie.

“Significant investment has been made into irrigation infrastructure, for Leucaena, and livestock handling facilities which minimise labour and increase efficiency”.

Situated on the banks of the Dawson River, approximately 15 lineal kilometres south of Theodore, 180 lineal kilometres south west of Rockhampton and 260 kilometres north of Dalby, Acacia is accessed via the sealed Eidsvold-Theodore Road which forms the northern boundary of the property.

JLL’s Chris Holgar concluded, “Acacias’ proximity to Theodore provides ease of access to major arterial roads and through that, end markets located north, east and south.”

The Acacia landholding is classified into the following land uses:

-          Irrigated Leucaena                  216 hectares

-          Grazing                                   427 hectares*
