JLL marketing premier cattle aggregation in QLD’s Western Downs region

Mundibulanga Aggregation features best-in-class infrastructure suitable for an integrated cattle enterprise.

QUEENSLAND, APRIL 27, 2020 – Mundibulanga Aggregation in Queensland, representing the amalgam of two distinct holdings being Mundibulanga and Sandlewood Grove, has come to market.

Together, the properties comprise of a total land area of 2,678.16 hectares and are situated within the Western Downs region of Queensland approximately seven kilometres south of Drillham.

Mundibulanga Aggregation is offered for sale in one line or as separate assets through an Expressions-of-Interest campaign led by JLL Agribusiness Directors- Geoff Warriner and Chris Holgar.

Mr Warriner said, “Throughout the past four years, significant investment has been made into the aggregation, including the establishment of improved pasture, upgrading of water reticulation systems and livestock handling infrastructure ensuring the utmost level of efficiency and productivity.”

Mr Holgar added, “Given recent rainfall events during which the aggregation has accumulated in excess of 300 millimetres, extensive stands of pasture are present, enabling an incoming purchaser the ability to utilise the aggregation to its potential.”

Land soil types are complementary across the aggregation and include mainly deep dark/brown and grey cracking clays of undulating brigalow/belah land types which transition to ironbark and spotted gum ridges and box flats along the various water courses.

Mundibulanga has a land area of 1,698.61 hectares with a carrying capacity of 510 Adult Equivalents and is regarded as the headquarters of the aggregation.

Operationally, Mundibulanga is supported by established infrastructure including Proway yards, established feed pens, numerous shedding, two residences and a main homestead which is set amongst established gardens.

Sandlewood Grove has a total land area of 979.54 hectares and a 290 Adult Equivalent carrying capacity.

Situated towards the east of Mundibulanga, Sandlewood Grove exhibits functional infrastructure enabling it to be run as a standalone enterprise.

Both landholdings have undergone significant investment in the further development of grazing cells, water reticulation and establishment of improved pasture species including bambatsi, gatton panic, buffel, desmanthus and burgundy bean.
