Apartment market conditions have improved in 2021 as investors return the market and look to capitalise on the strength of the broader housing market and rapidly growing prices. Nevertheless, it has remained a tough development environment and few larger apartment projects have progressed to construction in any market in recent quarters. Current lockdowns also mean the short-term outlook is now more uncertain, but over the medium-term it remains clear than demand is likely to outstrip supply once borders reopen and swing the balance towards under-supply and strong rental pressure.
