Commercial real estate markets were liquid in 2013. JLL recorded 185 major office transactions (greater than AUD 5 million) in 2013, totalling AUD 13.01 billion. In 2014, we expect to see new capital sources emerge. The entry of Chinese and Korean investors is well-documented, but the next wave of capital will come from the Middle East with a number of investors undertaking their due diligence on Australia. We will see tactical disposals by offshore investors in 2014, especially those groups that acquired assets at the bottom of the capital value cycle in 2008 and 2009.
