Challenge
Winning Group is a leading kitchen and laundry specialist, supplying premium brands to consumers since 1906. Incorporating the businesses Winning Appliances and Appliances Online, the group was looking to relocate to a new premises to expand its operations, including its 3PL capabilities in NSW. The group sought JLL’s help to accommodate this growth, which had been driven by increasing demand for products since the pandemic and popularity of online shopping.
Winning Group’s new location needed to be efficient in design to support its position at the forefront of design and innovation. It also needed to support the business’s mission to create the best experiences in the world for its customers.
Approach
JLL’s industrial brokerage team has had a long relationship with the Winning Group, helping it secure previous facilities in Silverwater and Rosehill, in Sydney, as the company has grown. Our approach has always been highly consultative, which has been successful for negotiating pre-lease commitments.
For this appointment, we fully leveraged our position as trusted advisors to Winning Group, with detailed knowledge of its culture, requirements, and the Western Sydney market. We provided in-depth analysis and market updates from our research team and worked in partnership with an independent consultant to take a design brief to market to attract a developer and give Winning Group first-mover status.
Result
Winning Group secured an anchor tenancy at Mirvac’s yet-to-be-built The Aspect industrial estate in Kemps Creek. The group pre-leased a 66,000 square metre distribution centre, which would be its largest in Australia.
The financial terms negotiated supported Winning Group’s continued aspirations to provide the best shopping experience in the world. The new carbon-neutral industrial estate will also contribute to more sustainable operations from the company. The distribution centre features rooftop solar systems, translucent roof sheeting, LED lighting, rainwater harvesting and smart metering. It is also ideally located to the M7 motorway, planned M12 motorway and greater Western Sydney. Proximity to the new Western Sydney Airport at Badgerys Creek will also improve Winning Group’s third-party logistics (3PL) capabilities.
