Challenge
Holiday Inn was originally founded as a motel chain and has grown into one of the world’s largest hotel conglomerates, with 1,173 hotels.
Holiday Inn sought to modernise their existing 181-key hotel located in the heart of Perth. The eight-floor hotel is made up of two towers – originally constructed in the mid-sixties and nineties and interconnected with a link-way.
Approach
JLL project managed the hotel refurbishment, as well as a hotel consulting team and main contractor. We oversaw the design development managers, applying value engineering solutions in parallel with construction management.
The hotel refurbishment included guest room upgrades, public areas, seven meeting rooms, façade upgrade and relocation of first floor F&B areas to the ground floor to accommodate an additional four keys.
Result
The following outlines the key success factors associated with the refurbishment:
- The Holiday Inn Perth won the AHA WA Accommodation Award for Excellence as the best redeveloped hotel for 2016
- JLL provided a strong financial and aesthetic outcome despite the added complexity of developing the scope and design in parallel with construction management and activities
- The process was managed to allow the hotel to maintain normal revenue-generating operations during construction activities
- Construction started in January 2015 with practical completion achieved by June 2016
