Challenge
Novotel is a brand of Accor that is inspired by American motels. The hotels are independently operated, offering comfortable rooms, a restaurant and parking facilities.
Accor’s Novotel Hotel on Collins Street is located above a retail podium within Melbourne’s CBD. The challenge was to refurbish the existing hotel in progressive stages to maintain continuing operation.
JLL was first engaged to carry out both interior fit-out project management and construction management for this major hotel refurbishment of guest rooms and public areas. We were then requested to upgrade the hotel’s food and beverage facilities and to consider options to enhance the retail precinct.
Approach
The hotel refurbishment included 308 guest room upgrades including bathrooms and corridors, and improvements to the mechanical and electrical services to meet Accor’s energy efficiency program and reflect environmental requirements.
All works were completed in a 24/7 ‘live’ environment, carefully staged to accommodate the hotel’s ongoing operations throughout the lobby, lift areas, reception, all-day dining area, bar and buffet areas, and all during the Christmas holiday period.
The entire hotel refurbishment covered:
- 800 sqm across the lobby, reception, food and beverage areas
- 100 seat food and beverage space
- 308 guest room upgrades – various sizes
Result
The project was meticulously executed on time and within budget, through well-planned logistical details and excellent programming and coordination with hotel management and hotel asset managers – all while ensuring the safety and comfort of guests and employees.
