ACT’s first dedicated dementia care development

CANBERRA, 1 July - Canberra’s Suburban Land Agency (SLA) has appointed JLL to sell the site for the ACT’s first dedicated dementia care village.

Neu Village Curtin at 123 Carruthers Street, Curtin (Curtin Section 99, Block 14) is being released to market for sale by a single-stage, design-based competitive tender process.

JLL Associate Director Sales & Investments – ACT Mitch Frail said the 2.245 hectare site will be home to a minimum 90-bed dementia village with the opportunity for multiple secondary uses.

“This is an opportunity for a specialist provider to redefine dementia care in Canberra. The main criteria for awarding this site will be expertise delivering innovative models of care to create a showcase development that supports the community,” he said.

Located in the heart of the picturesque inner south suburb of Curtin, Neu Village will require tenders to create a concept for a micro-neighbourhood, purpose-built for individuals living with dementia and drawing inspiration from successful village-style models worldwide.

Mr Frail said the site's release to the market reflects the SLA’s commitment to addressing the growing demand for dementia care services and providing innovative solutions for the future.

“The SLA is seeking innovative submissions demonstrating a deep understanding of contemporary community design, best-practice dementia care, and a track record of operating care facilities that will enhance the safety, comfort, health, wellbeing, and connection of a minimum of 90 future residents,” he said.

Frail said the SLA envisions a project seamlessly integrating into Curtin's existing fabric, promoting meaningful interaction between residents and neighbours.

He said interested developers, investors and aged care providers are invited to submit proposals for this groundbreaking project.

Concept designs that respond to the Request for Tender and Curtin Dementia Village Place Development can be submitted until Thursday, 5 September 2024, at 2 pm
