Global Business Park aims to become WA’s first Green Star industrial strata complex
JLL Logistics and Industrial appointed to sell Global Business Park, Neerabup
PERTH, 1 DECEMBER 2021 – Property developer and builder, First One Developments is setting the benchmark for sustainable industrial business parks in Western Australia. Their latest project, Global Business Park, aims to be the first industrial strata complex in WA to achieve a 5 Star Green Star rating.
JLL’s Brett Mathanda, Director, JLL Logistics and Industrial has been appointed to sell the strata units, due for completion in October 2022.
Global Business Park is part of DevelopmentWA’s Meridian Park Industrial Estate. Located 37km north of Perth, near Clarkson, the estate has comprehensive design guidelines in place to ensure consistent and high-quality builds that achieve water and energy efficiency.
First One Developers will continue to focus on sustainability having developed their own sustainable design guidelines for Global Business Park. These encourage sustainable operations that aim to benefit users and the environment.
Mr Mathanda said, “Owners are looking and becoming more aware of the benefits of a sustainable design. We’ve seen strong interest so far and have received great feedback. The ability to open windows and increase warehouse ventilation has been a major point of difference and drawcard for owners.”
Some of the other sustainable initiatives in the business park include solar energy which will power common electric items and will offset consumer electricity bills. Electric vehicle parking bays will be installed as well as Permeable Asphalt bitumen roads, designed to allow water to drain to the side of the roadway through the asphalt.
Mr Italiano, Managing Director, First One Developments said, “Meridian Park was not initially on our radar, but after having discussions with JLL on our vision they suggested we have a closer look. We were excited by the opportunity, as DevelopmentWA’s vision and values for the estate are aligned with First One Development’s.”
"Although the cost to build and develop a sustainable business park is higher than your traditional business park, the ongoing running costs are going to offset this in the future.”
“Sustainable businesses and practices are becoming increasingly common and we are proud to be the first developer in WA to adopt this market leading strategy into our development,” Mr Italiano added.
Commenting on the project, Mr Logan, Sustainability Project Manager, CADDS said, “The industrial sector provides massive opportunity to minimise carbon emissions in operation. The design and construction of a resilient building allows for a future-proofed investment. The team have decided to achieve Green Star certification to demonstrate a commitment to leadership.”
JLL currently have approximately 6 units under contract within Global Business Park, with strong interest from occupiers seeking to secure their place now.
