New Hurstville office building One Astra Square launched to leasing market

Mixed-use development by Coombes Property Group a landmark project for southern Sydney commercial hub

Construction is set to begin within months on the One Astra Square building in Hurstville – the first new commercial building for the suburb in more than a decade. 

JLL and Gunning Real Estate have been appointed to lease the office space in the 14-storey A-grade building, which is due to be completed in mid to late 2020.

Coombes Property Group, which is delivering the mixed-use development, has just announced the appointment of Ganellen as the builder for the project. Construction is scheduled to begin in early 2019, according to Coombes Property Group Director Michael Coombes.

“We’re delighted to be delivering a high-quality mixed-use tower in such a strategic location in Hurstville’s CBD,” Mr Coombes says.  

“We’re particularly proud of the various social, economic and planning benefits our project will create including the generation of hundreds of jobs, being a catalyst for further regeneration of the Hurstville CBD and increasing the competitiveness of Hurstville as a business location of choice.”

JLL’s Associate, Commercial - NSW Jessica Male says the 288 Forest Road building will include approximately 1800sqm of retail space over three podium levels in addition to the 8400sqm of commercial office space on the 11 levels above. 

“The last new commercial build in Hurstville was in 2008 and One Astra Square is destined to be a new landmark in the retail and commercial capital of southern Sydney,” Ms Male says. 

"The project was originally known as One Central Plaza but has been renamed to reflect its location adjoining Georges River Council’s new public plaza which has been officially named Astra Square.”

Sydney-based firm PTW Architects has designed the building with high-quality services and amenities and with the aim of achieving a 5 Star NABERS Energy rating.

Coombes Property Group General Manager Development Pascal Bobillier says the company’s vision for the new development is to provide premium commercial office space comparable to other major employment centres. This will enable businesses to operate in the St George region without compromising on the location, amenity or quality of accommodation for their employees. 

“With this in mind we have designed functional and flexible floor plates accommodating boutique suites for small professional service providers, all the way through to open plan full-floor and multiple-floors for larger tenants,” Mr Bobillier says.

JLL's Managing Director and Head of Office Leasing – NSW Daniel Kernaghan says full floors as large as 780sqm are available, as well as suites, with customisable fit-out options. Tenants will also have 360-degree views over Sydney.

“One Astra Square is designed as an inspiring workplace that will optimise connectivity, productivity and culture,” Mr Kernaghan says. 

“Hurstville is transforming into one of Sydney’s most important cultural and corporate hubs, creating new opportunities as well as changing the landscape.”

Gunning Real Estate’s James McKenny and William Gunning have also been appointed to lease the building.
