Spudshed set to sprout up in new 2,600sqm store at Thornlie Square shopping centre

Fresh food market joins retail mix as new anchor tenant in leasing deal managed by JLL

PERTH, 28 August 2019 – WA’s homegrown fresh food market Spudshed will open a new store at Thornlie Square in a long-term leasing deal secured by JLL.

The 24-hour supermarket will operate in 2,600sqm at the neighbourhood shopping centre, most of which was the former premises of an IGA supermarket.

Spudshed joins Coles as the second anchor tenant and as one of around 45 retailers trading at the centre, 18km south-east of the Perth CBD.

The Spudshed lease was brokered by JLL’s retail leasing division team of Alex Martin, Darren Wai and Lauren Wallace.

Since being appointed to provide leasing support to the asset in late 2017, the JLL team has negotiated Six new leases – an accountancy firm, a bakery, a fried chicken, sol food takeaway, massage and Spudshed.

These combined deals account for close to 3,000sqm of the centre’s total 14,000sqm gross lettable area. After IGA closed and vacated in December 2018, JLL turned to the market to find a suitable replacement tenant.

JLL’s Retail Director Alex Martin said: “The successful replacement was to have a point of difference to trade alongside existing national supermarket and adjacent international grocers as well as other competing supermarkets in neighboring shopping centres.

“Spudshed certainly fits that criteria. The business has leased a larger box than the 1,860sqm IGA formerly occupied, increasing the size of tenancy to 2,600sqm and occupying additional adjacent vacant tenancies.

"Being a WA owned and operated business, Spudshed has a strong local following and a powerful local marketing presence. With produce direct from the farm, low prices are guaranteed and that appeals to all shoppers.”

JLL’s Lauren Wallace said: "We believe that the high profile of founder Tony Galati, the increased tenancy size and Spudshed’s unique offer, combined makes a compelling argument that Thornlie Square is about to embark on a new era in terms of its tenancy mix.”

Spudshed has just opened in Spearwood which is where the Galati family business started in the 1960’s with a small market garden and now Spudshed’s new Thornlie lease is part of a bigger expansion plan for the business with new stores also planned for Butler and Joondalup.
