1Q22 statistics on the national Australia Retail markets.

Following a record year of transactions in 2021, investor appetite in 1Q22 was slightly more subdued, albeit still at elevated levels. Transaction volumes totalled AUD 1.0 billion in 1Q22.

Values for the majority of retail sub-sectors have now begun to stabilise, driving a series of transactions reflecting pricing at, or close to, book values in 2021 and into 1Q22. We expect this trend to continue throughout 2022 for both discretionary and non-discretionary assets.

Consumer sentiment heading into 2022 remained resilient with all states posting consecutive months of positive spending growth from a y-o-y basis. However, we anticipate consumer sentiment to be subdued in the near term as concerns over rising interest rates and inflation continue to dominate headlines. Nevertheless, the build-up in household savings accumulated during the COVID-19 pandemic, coupled with a rebound in wage growth is likely to support retail spending.
