Following on from the resurgence in investor activity over 2021, momentum in capital markets moderated throughout 2022 back towards long term average levels. The result was relatively strong in the context of an uncertain macroeconomic backdrop coupled with the rising cost of debt. More evidence of retail yield decompression is likely to emerge in 2023 but not to the same extent as some other real estate sectors given retail yields were at a higher starting point relative to the risk-free rate and lack of significant compression over the recent year.
