Investors continue to target living sectors globally, with robust fundamentals and strong operating performance driven by structural undersupply across asset types.

Seniors living role as a contributor to the broader living sector has been often understated and overlooked. However, Australia presents an increasingly unique opportunity for investors to capitalise on a sector not only underpinned by favourable demographics but also strong operating and financial metrics. The well publicised housing supply shortage in Australia has spurned increased investor interest in the living sectors, from both offshore and domestic capital sources. While the attention has primarily been on emerging markets such as build to rent (BTR), and more recently purpose-built student accommodation (PBSA), the seniors living sector is an established and viable alternative to tackle the challenges posed by the shortage of housing supply.
