Melbourne stands tall as one of the most livable cities worldwide, with strong population and robust GDP growth, and transparent real estate markets. However, geopolitical and economic uncertainty, significant supply cycles in some sectors, shifts in occupier patterns and a challenging investor landscape have added complexity.

Strategic thinking and a more nuanced approach will be required. This report goes ‘behind the headlines’ to provide an understanding of the nuances, the opportunities and the challenges.

JLL have identified that Victoria has remained resilient, attracting 18% of all transaction volumes over the first six months of 2024. Victoria, is still an investment destination, with over AUD $2.2bn invested and 66% weighting to logistics and industrial. This report assess’ CBD office vacancy identifying that 10% of Melbourne CBD assets account for 63% of vacancy and that the office recovery is starting in Melbourne’s Eastern core.

It highlights the green shoots of optimism and increasingly positive outlook for different real estate sectors.
